Passive Fire Protection for Heritage and Listed buildings.

Every part of a listed building, whether internal or external, original feature or subsequent alteration, falls under the protection of listed status for historical or architectural interest. At Pyrotect we have a wealth of experience in delivering our services through methods that are sensitive to the original structure, materials and construction techniques.

We work closely with the site management team, ensuring that these often historic buildings meet all the modern requirements of passive fire protection behind their historic walls, protecting the lives of the people that will use it in the years to come.

New build extensions on listed and heritage properties

The seamless joins of new build extensions can give listed and heritage buildings a new lease of life. Often the result of a need to increase capacity or the repurposing of a building, these developments must ensure the new extension is in keeping with or complementary to the older structure. The introduction of services at abutment locations must be carefully considered, as should any cavities created through the use of timber panelling or ornate plasterwork intended to be complementary to the original structure.

Working closely with main contractors, our skilled passive fire protection installers both apply intumescent paints and install firestopping in accordance with the site-specific fire strategy, marking up drawings as they pass through the building to provide site management with a detailed package of quality assurance evidence of locations in the envelope or compartment wall that have been effectively protected.

BAM were selected as primary contractors for the regeneration of the Grade II* listed Studley Castle in Warwickshire where we were pleased to install a £270,000 package of intumescent paint and firestopping solutions within this development, which included significant renovation of the partially derelict castle building and stable block, with a new 3-storey block to join the two older buildings.

Refurbishments and renovations

Firestopping should protect the lives and artefacts within the building but this needs to be done carefully in listed and heritage sites in order to be sympathetic to the building. Pyrotect work closely with the main contractor and, where the building detail requires an installation that’s a little more unusual, we facilitate communications between the main contractor’s appointed fire risk assessors and historic building specialists and our passive fire protection manufacturers’ technical departments.

Together through this collaboration, all parties can ensure that the measures installed create minimum disruption to the aesthetics of existing panelling and plasterwork and consider the implications of firestopping on airflow that may later create issues with moisture and damp, whilst also remaining compliant with fire regulations and approved and tested firestopping solutions. Roof voids can be a high risk area in heritage properties, with compartmentation often inconsistent with the lines of the floors below, or being compromised by openings and hidden voids. Pyrotect’s qualified installers fit cavity barriers into these locations to slow the spread of fire in these often concealed voids and slow the progress of heat and flame to the roof structure.

Pyrotect have partnered with Beard Construction at St Edmund Hall in Oxford. With its earliest reference dating back to 1317, ‘St Teddy’s’ has a claim to be the oldest academic hall in the country, and we are installing the firestopping package to the extensive refurbishment of Besse Building as the Grade II listed site is undergoing a significant refurbishment which will provide a mixed use development of student accommodation, offices and teaching rooms on completion.

We’ve also worked with Stepnell on their refurbishment of the RSC’s Costume Workshop in Stratford-upon-Avon, supplied and installed cavity barriers and intumescent paint to the cast iron structure of the Victorian Douglas Mill in Bradford which Kier redeveloped for use as an 880-student sixth academy, and delivered a £106,000 paint and firestopping package in Willmott Dixon’s highly-acclaimed redevelopment of one of Birmingham’s most recognised structures as Temple Court was transformed into the Lewis Building, in a nod to its original 19th-century purpose.
