Often living away from home for the first time, student accommodation is a central part of the university experience and universities nationwide are building new halls to accommodate increasing student numbers and refurbishing older halls to improve their students’ experience.
Often housed in multi-storey apartment blocks, student accommodation works share many similarities and risks with residential works. Through the installation of tested, approved and compliant passive fire protection, these risks become manageable, protecting the lives of the students as well as their property.
Pyrotect has developed extensive experience in student accommodation, having delivered intumescent paint, firestopping and air and acoustic sealing on projects such as these from Lancaster to Southampton, Worcester to Hull and several in between.
New build facilities across the UK
Pyrotect is delighted to bring, and have brought, our experience and knowledge to a wide range of new-build sites in so many locations. Throughout the project we work closely with main contractors: from understanding the needs and regulatory requirements of the development at initial enquiry stage to handover of works with O&Ms and certification on completion, whilst deploying knowledgeable and experienced teams to maintain communication on site and providing ongoing quality assurance evidence during the course of the build.
This process has benefitted a number of highly successful projects, including extensive intumescent paint and firestopping packages at St Albans Place, Leeds for Kier, Knight House and Denby Street in Sheffield for nmcn and both Galliford Try and Vallectric in Coventry.
Fire surveys, maintenance and remedial works
Modernisation of existing student accommodation stock has become increasingly prevalent as universities seek to offer the best experience possible for their students in a highly competitive market. The damage that can occur to compartmentation lines through refurbishment, installations and upgrades of HVAC and security systems or cabling works, however, can create unknown, unrecognised and unnecessary risks. A thorough fire survey can identify vulnerabilities and non-compliance in the existing passive fire protection measures, and is an integral part of developing a remedial works programme.
Following a pre-start meeting, our fully-briefed teams will install all the necessary remedial requirements, generating a quality assurance audit trail as they pass through the building. Mindful that these premises are of course occupied, our Contracts Managers will work closely with the main facilities team or building manager to ensure that scheduling and sequencing minimise the impact of works on students, with flexibility around exam dates, preference for the summer holidays etc. Meanwhile our site teams are sensitive to their presence in students’ homes and the need for greater management of noise and dust, as well as security awareness around entry systems and fire exits.
